  • Service date(s) — the date or date range covered by this invoice
  • Property address
  • Service type — regular clean, deep clean, end-of-tenancy, carpet cleaning, oven clean
  • Duration or scope — number of hours, rooms cleaned, or square footage for commercial jobs
  • Any additional services — ironing, laundry, window cleaning, supplied products
  • Cleaning products supplied — if you supply materials, add these as a line item or include in the service fee
  • Payment terms — especially important for regular clients

Billing Models for Cleaning Services

Hourly rate: Common for domestic cleaning. Typical rates in the UK range from £12–£25/hour for domestic, and £15–£30/hour for commercial. Invoice per session or bundle a month's sessions on one invoice.

Fixed price per clean: Quote a flat rate for a property of a defined size. Simpler for the customer and protects you if a tidy home takes less time than expected.

Deep clean / end-of-tenancy: Quote a flat project price based on property size and condition. Typically 2–4× the regular clean rate. Invoice 50% upfront or in full on completion.

  • Monthly invoicing is more professional than cash-per-session and builds a payment trail
  • Include a consistent due date so regular clients know when to pay — this significantly reduces late payments

Tax for Self-Employed Cleaners

Cleaning services are taxable in most jurisdictions:

  • UK cleaners: Register for VAT at £90,000 turnover. Standard rate (20%) applies to cleaning services. Most self-employed cleaners operate below the threshold — if so, no VAT is charged or reclaimed.
  • EU cleaners: Standard VAT rates apply to cleaning services. Some EU countries have a reduced rate for domestic household services — check your local rules (e.g., France has a 10% reduced rate for home services).
